30-Day Money Back Guarantee for Land Purchase – Terms and Conditions:

1. Introduction:

This 30-day money-back guarantee (hereinafter referred to as the “Guarantee”) is provided by The Land Nerd LLC (hereinafter referred to as the “Seller”) to the buyer (hereinafter referred to as the “Buyer”) of land, subject to the terms and conditions outlined below. This Guarantee is only applicable to land purchases made from the Seller and shall be voided under certain circumstances as specified herein.

2. Eligibility:

To be eligible for the Guarantee, the Buyer must meet the following criteria:
    a. The Buyer must have purchased the land directly from The Land Nerd LLC .
    b. The Buyer must notify The Land Nerd LLC in writing of their intention to invoke this Guarantee within 30 days of the date of the land purchase.
    Document preparation fee is not subject to refund.

3. Guarantee Period:

The Guarantee period begins on the date of the land purchase and lasts for 30 calendar days thereafter.

4. Guarantee Process:

  • To request a refund under this Guarantee, the Buyer must submit a written notice to The Land Nerd LLC within the 30-day Guarantee period.
  • The notice must include the following information:
    • Buyer’s name and contact information.
    • Details of the land purchase, including the date of purchase and the purchase price.
    • Reason for requesting a refund.
  • The Land Nerd LLC will review the request and may request additional documentation or information to verify the eligibility of the Buyer and the circumstances of the refund request.
  • The Land Nerd LLC will provide a decision on the refund request within 15 business days of receiving all required documentation and information.
  • If The Land Nerd approves the refund, the Buyer will receive a full refund of the purchase price within 30 days of the approval.

5. Voiding of the Guarantee:

This Guarantee shall be voided under the following circumstances:

  • The deed for the purchased land has been recorded with the appropriate authorities.
  • The Buyer has initiated multiple instances of requesting refunds under this Guarantee for different land purchases from The Land Nerd LLC.
  • The Buyer fails to comply with county regulations regarding zoning and land use for the purchased property.

6. County Regulations:

The Buyer is responsible for complying with all county regulations and zoning requirements applicable to the purchased land. The Land Nerd LLC is not liable for any violations or non-compliance with such regulations by the Buyer.

7. Limitations:

  • This Guarantee applies solely to the purchase price of the land and does not cover any additional fees, expenses, or costs associated with the land purchase, including but not limited to legal fees, surveying fees, or taxes.
  • The Guarantee is non-transferable and applies only to the original Buyer named in the land purchase agreement.

8. Governing Law:

This Guarantee and any disputes arising from it shall be governed by and construed in accordance with the laws of the County and State.

Property Exchange Policy:

Simple Exchange:

You have 30 Days from the Effective Date on your Land Contract to exchange the property you purchased. Contact us via email at contact@rawstand.com to initiate an exchange.

Affordable:

Property exchanges are FREE.

Transparent:

  • Excludes Cash Sales (Paid in Full) – they must be paid in full within the first 7 days.
  • Effective Date of the Land Contract serves as the start date for the 30-Day exchange period.
  • The 30-Day exchange period can be used once from the Effective Date.
  • Money paid towards the original property’s principal balance will be applied to the exchange property.

Down Payment and Credit:

  • Multiple exchanges require a new down payment.
  • Payments made towards the previous property carry over to the new choice.
  • Credits cannot be used for the down payment; it is deducted from the final payment plan.

Past Defaults:

Past defaults don’t reset the 30-Day Guarantee period.

Loan Completion:

  • Buyers allowed up to 3 attempts to complete the loan.
  • On the 4th failed loan, only cash purchases closing with cashier’s check or bank wire are accepted.

Deeded Properties:

  • Excludes properties that have been deeded over.
Cancel Anytime with No Penalty Guarantee – If you decide to utilize our monthly installment payment options and you are unable to continue making payments for any reason, let us know and you won’t owe us anything further. No balance owed, no debt, no collection, no lawsuits – no hard feelings! And you can then rest easy knowing you can apply all the money you paid to another parcel within 90 days, allowing you ample time to get back on your feet!
By purchasing land from The Land Nerd LLC, the Buyer acknowledges that they have read, understood, and agreed to these terms and conditions. The Land Nerd LLC reserves the right to amend or terminate this Guarantee at its discretion.
